III.PROCESS
Crawlspace and structural assessment — we inspect the foundation, sill plates, cripple walls, and existing hardware to determine retrofit scope.
Plan Set A determination — we confirm whether your home qualifies for the pre-engineered Plan Set A retrofit, or whether a structural engineer is needed for a custom design.
Written proposal — itemized scope of foundation bolting, cripple wall bracing, and any soft-story or hardware additions.
Permit pull — every retrofit requires a building permit. We submit the application and Plan Set A documentation.
Crawlspace prep — moisture barriers, debris removal, and access provisions.
Foundation bolting — retrofit anchors installed at code spacing, epoxy-set with structural epoxy.
Cripple wall shear panels — structural plywood installed with documented nail pattern, hardware connections at top and bottom plates.
Inspection and certificate — city inspector signs off, certificate of compliance documented for your records and resale.
