What is a demising wall?

A demising wall separates one tenant's space from another, or a tenant space from a public corridor. Depending on the building, the occupancies involved, and code requirements, it may need a fire-resistance rating, and it often runs from floor to the structure above so that fire and sound can't pass over it through the ceiling cavity. That means framing, board layers, insulation, and the top-of-wall joint have to follow a tested assembly, with firestopping at each penetration. Demising walls get inspected closely in a buildout, so we treat them as a complete system rather than another partition.

Do you work from architect's drawings, or can you help with design?

Framing for a permitted tenant improvement is built from drawings prepared by an architect or designer and approved through plan check, and structural framing requires an engineer's design.
