Framing sets up everything that follows it: when walls aren't plumb, braced, and laid out to the approved drawings, drywall, doors, casework, and ceiling grid all fight the error. We frame to the permitted plans, install deflection track and seismic bracing where required, set blocking for grab bars, casework, and equipment before walls close, and detail fire-rated assemblies with the drywall and inspection sequence in mind.
II.WHY IT MATTERS
Construction type decides first. Buildings classified as non-combustible construction — most mid-rise offices and many newer commercial buildings — generally require non-combustible framing, which means light-gauge steel. Wood framing is common in smaller wood-frame buildings, older retail strips, and some mixed-use properties, and often shows up where framing is load-bearing and engineered. Even where wood is allowed, interior partitions are usually steel: studs are straight and consistent, don't shrink or warp, aren't a termite target, and are what commercial drywall, ceiling grid, and tested fire-rated assemblies are designed around. The approved drawings and building type settle it.
Not every steel stud is interchangeable. Lighter gauges handle standard-height partitions, while tall walls, door jambs, walls carrying heavy wall-hung items, and shaft or exterior conditions call for heavier gauge or tighter spacing. Walls that run up to the structure above generally need a deflection or slip track so the floor or roof can move without cracking drywall, plus a rated joint where the wall is fire-rated. Partitions that stop at the ceiling still need bracing back to structure for seismic performance. Those details come from the drawings, manufacturer span tables, and the building official.
Demising walls, corridor walls, and walls enclosing stairs or shafts are often fire-rated, which means framing, board layers, insulation, and the top-of-wall joint all have to match a tested assembly, with firestopping at every penetration for pipe and conduit. Accessibility work under CBC Chapter 11B brings its own framing items: solid backing for restroom grab bars, reinforcement behind accessible fixtures and wall-mounted equipment, and openings framed for required door and maneuvering clearances. Blocking missed before drywall means cutting finished walls back open, so we walk the plans for backing locations first.
