Why Manhattan Beach Homes Need Expert Water Extraction

The Manhattan Beach Challenge

Manhattan Beach properties require the highest level of service discretion and documentation quality. Insurance claims on $3M+ properties require complete IICRC documentation, direct carrier coordination, and rapid mitigation to prevent extended displacement. Paragon's white-glove restoration protocol is calibrated for the luxury market.

The Paragon Solution

Paragon Home Services has served Manhattan Beach homeowners since 2007 — 18+ years of emergency water extraction experience specific to the South Bay's unique construction era, climate, and infrastructure challenges. Every project is managed by licensed, W-2 technicians with the tools and expertise your home deserves.

Our 5-Stage Water Mitigation Protocol

  1. 1

Emergency dispatch and thermal imaging moisture mapping — we identify all affected areas before extraction begins, including hidden moisture behind walls and under flooring.

  2. 2

Category and Class classification of the water intrusion event (clean, grey, or black water) determines safety protocols and insurance reporting requirements.

  3. 3

High-capacity truck-mount extraction rated up to 25,000 CFM removes standing water from all surfaces, including hardwood, carpet, and subfloor assemblies.

  4. 4

Structural drying with calibrated axial air movers and LGR dehumidifiers, monitored with daily moisture readings until IICRC drying standards are achieved.

  5. 5

IICRC-compliant documentation package delivered to you and your insurance carrier — psychrometric reports, moisture logs, photo evidence, and Certificate of Completion.

Water Extraction — Frequently Asked Questions

Does water under my hardwood floors always require replacement?
Not necessarily. If extraction begins within 24–48 hours of the event, hardwood drying systems using directed airflow can often save the floor. After 48 hours, cupping and buckling typically require replacement. We assess moisture content and make a recommendation at no charge before any work begins.
How many dehumidifiers will you deploy?
Industry standard (IICRC S500) requires one dehumidifier per 40–50 square feet of wet material. We calculate the required equipment count based on your specific affected area at time of assessment — not a flat formula.
Will my homeowner's insurance cover the full cost?
Water damage from a sudden and accidental event (burst pipe, appliance failure, roof leak during a storm) is typically covered under standard HO-3 policies. Long-term seepage or neglect is typically excluded. Paragon works directly with Allstate, State Farm, USAA, Farmers, and all major carriers to streamline your claim.
What is the difference between Category 2 and Category 3 water?
Category 1 is clean water (supply line break). Category 2 (grey water) contains biological contaminants — appliance overflow, toilet tank water. Category 3 (black water) is highly contaminated — sewage backup, floodwater, or Category 1/2 water that has been standing for more than 48 hours. Categories 2 and 3 require biohazard protocols and different PPE.
