Does my house need a seismic retrofit?

If your home was built before 1980 and has a raised foundation (crawlspace, not slab), there's a strong likelihood it needs retrofitting. Soft-story homes (with a garage or open space below living area) and hillside homes are highest risk. We do a free crawlspace assessment and tell you exactly what's there.

What's the difference between Plan Set A and a custom retrofit?

Plan Set A is a pre-engineered standard for typical wood-framed homes that meet specific criteria — generally one or two stories, on a continuous perimeter foundation, with cripple walls under 4 feet. Plan Set A is faster and less expensive because no structural engineer is required. Homes that don't meet Plan Set A criteria need a custom engineered design.

How long does a seismic retrofit take?

A typical Plan Set A retrofit on a single-family South Bay home takes 1–2 weeks of on-site work, plus 2–4 weeks for permit and inspection scheduling. The work is almost entirely in the crawlspace and does not require you to move out.

Will a retrofit lower my earthquake insurance premiums?
