A garage conversion is the lowest-cost, fastest path to additional rentable or livable square footage on most South Bay lots. State law has streamlined garage-to-ADU conversions — most cities cannot require replacement parking. Paragon handles the full conversion: insulating the slab, framing exterior walls properly (existing garage walls almost never meet living-space code), upgrading the electrical panel, adding HVAC, and finishing the space to code with proper egress and ventilation.
II.WHY IT MATTERS
Garage slabs are uninsulated and typically have no moisture barrier. A converted space requires either above-slab insulation with a vapor barrier, or — for the cleanest result — a raised floor system with insulation underneath. We default to the latter for ADU conversions because it provides space for plumbing and electrical.
Existing garage walls often have only a single layer of drywall on the inside and are not insulated. Conversion to living space requires R-13 (typically) wall insulation, a vapor barrier, and code-compliant fire separation if attached to the primary dwelling. Bedrooms require an egress window or door.
Garages don't have HVAC. ADU conversions need either a mini-split or extension of the main system with proper sizing. Plumbing needs to be brought from the main house with proper venting. Electrical loads usually require a subpanel or a main panel upgrade. We engineer all three at the design stage.
