The trick is in the tie-in: matching roof lines, blending stucco and siding, integrating HVAC and electrical, and keeping the addition from looking like a bolt-on. II.WHY IT MATTERS
The addition's foundation has to tie into the existing foundation in a way that handles differential settlement — concrete moves with soil, and old and new pours move differently. We dowel into existing foundation per engineer's design and use expansion joints where appropriate.
How the addition's roof meets the existing roof determines whether it leaks for decades. Cricket flashing at every roof-to-wall intersection, proper kickout flashing at gable ends, and tying valleys correctly are the difference between a clean detail and an annual repair call.
New stucco never matches existing stucco perfectly because the existing has aged. We blend the color coat at the next natural break line — a corner, a window, a roof eave — so the addition disappears into the existing facade. Same approach for siding and trim.
