Second-story additions cost more per square foot than ground-floor additions because of structural reinforcement of existing framing.

How long does a room addition take?

From design start to final inspection, a typical 200–400 sq ft addition runs 9–14 months: 2–3 months design and engineering, 2–4 months permits, 4–7 months construction. Larger additions and second-story additions extend the construction phase.

Will the addition match the existing house?

Visually, yes — that's a deliberate design priority. We blend stucco, siding, trim, paint, and roofing at natural break points so the addition reads as original. Some existing homes have aged finishes (oxidized paint, faded stucco) that benefit from a refresh of the adjacent existing surfaces to make the blend invisible. We discuss this at design.

Do I have to move out during construction?

Usually no, especially for additions that don't touch the existing kitchen or only bathroom. We isolate the work area with dust barriers, manage demo to minimize impact, and coordinate disruptive work (HVAC tie-in, electrical shutdowns) around your schedule. Some clients move out for the final 2–4 weeks of large kitchen-adjacent work.
