High pressure on stucco blows out the color coat and forces water behind the lath. We default to soft-wash on every painted or porous surface.

Concrete driveways, paver patios, and pool decks clean fastest and most evenly with a rotary surface cleaner — a flat enclosed disc that delivers consistent pressure across the surface. Wand-only cleaning leaves stripe patterns and takes 3x longer. We use a 20-inch surface cleaner on every flatwork job.
Hot Water for Oil and Grease
Cold water moves dirt; hot water dissolves oil. For driveways with vehicle drips, restaurant grease pads, or BBQ-area stains, hot-water pressure (180–200°F) with a degreaser pre-treatment gets results that cold-water rentals never will.

Will pressure washing damage my stucco or paint?
It can — and frequently does — when high pressure is used on the wrong surface. We soft-wash all stucco and painted surfaces under 500 PSI with biodegradable cleaning agents. The chemistry does the work; the water just rinses. Done correctly, soft-wash cleans deeper than high-pressure and leaves the substrate undamaged.
How often should I pressure-wash my driveway?
Most South Bay driveways benefit from a professional cleaning every 12–24 months. Properties under heavy tree canopy or near the beach (where salt residue and algae build up faster) often run on a 12-month cycle. After cleaning, sealing concrete or pavers extends the time between cleanings.
Can you remove oil stains from my driveway?
Most oil stains, yes. We pre-treat with a degreaser, dwell, and then pressure-wash with hot water. Stains that have been sitting for years and soaked deep into the concrete may not come out 100% — a final treatment with a poultice or a stain-blocking sealer evens the surface.
Do I need to be home for the work?
No. We need access to an outdoor water spigot and the area to be cleaned. Most projects complete in a single day — we send before/after photos and an invoice on completion.
