If you've got cracked grout, loose tiles, or a bathroom floor that's seen better days, you're not alone. Tile issues are one of the most common problems South Bay homeowners deal with — and one of the most overlooked. The good news is that most tile problems in the South Bay fall squarely in the category of general contracting work, which means one contractor can assess, fix, and finish the job without you having to juggle multiple trades.
A cracked tile or failing grout line might look like a cosmetic issue, but it rarely stays that way. Water gets into the gaps. The subfloor underneath starts to absorb moisture. Before long, what started as a loose tile turns into a soft spot in the floor or mold growth behind the wall.
This is especially common in Southern California homes where older tile work was installed over decades-old mortar beds or concrete backer that's started to shift. The climate doesn't help either — repeated heating and cooling causes materials to expand and contract, which works tile and grout loose over time.

Here's a breakdown of the tile problems that come up most often, and what it actually takes to fix them properly.
Cracked or broken tile. This happens from impact, subfloor movement, or poor original installation. The fix involves removing the damaged tile cleanly, prepping the substrate, and setting a new tile with the right adhesive. If you have leftover tile from the original installation, great. If not, matching can be tricky — another reason to get it looked at sooner rather than later while the original tile may still be available.
Failing grout. Grout cracks, crumbles, and discolors over time. Regrouting is a straightforward job, but it has to be done right — old grout fully removed, joints cleaned out, and new grout properly sealed afterward. Slapping new grout on top of old doesn't hold.
Hollow or loose tiles. If you tap a tile and it sounds hollow, the adhesive underneath has failed. These tiles are at risk of cracking or popping up entirely. A contractor can lift them, scrape the old adhesive, and reset them properly.
Water damage behind tile. This one's more involved. If water has gotten into the wall behind a shower or tub, you may need to pull tile, replace the backer board or waterproofing membrane, and re-tile the affected area. It's not a fun job, but it's necessary — and it's the kind of work that requires someone who can handle both the demo and the finish work.
Outdated tile that needs full replacement. Sometimes the tile itself isn't damaged — it's just dated. Replacing tile in a bathroom, kitchen, or entryway is a general contracting job from start to finish: demo, substrate prep, layout, setting, grouting, and sealing.
People sometimes assume tile work is a specialty trade that requires a dedicated tile setter. For large commercial projects, that may be true. But for residential tile repair and replacement in the South Bay, it falls comfortably under the general contracting umbrella.
A good general contractor can handle the full scope — pulling permits if needed, doing any necessary carpentry or subfloor work, installing cement board or waterproofing, setting the tile, and finishing with grout and caulk. You're not paying for three separate contractors. You're getting one person or crew who understands how all those pieces work together.
This matters because tile work doesn't happen in isolation. A bathroom floor repair might involve plumbing clearance around a toilet flange. A shower tile replacement might require patching drywall where the water got in. When one contractor handles all of it, nothing falls through the cracks.
