Flooring Installation Process

    Subfloor moisture testing — concrete slabs are tested with a calcium chloride test (ASTM F1869) before any flooring is specified. Elevated moisture vapor emission requires a two-part epoxy vapor barrier before floating or adhesive installation.

    Material selection and sample review — we bring product samples to the site and view them in your specific lighting conditions, which differ significantly from showroom lighting.

  3. 3

    Subfloor leveling — high spots are ground down with a belt sander or angle grinder; low spots are filled with Portland cement-based floor leveling compound and allowed to cure.

  4. 4

    Moisture barrier and underlayment installation — appropriate for the product and subfloor type: 6-mil poly for concrete below floating products, cork or foam for above-grade applications.

  5. 5

    Flooring installation — floating, glue-down, or nail-down method per manufacturer specification and product type. All products are installed with correct expansion gaps at walls.

    Transition strips and base molding — threshold transitions are cut and installed at all doorways, and new or existing base molding is reinstalled at the correct reveal height.

What flooring works best in a beach city with coastal humidity?
LVP (luxury vinyl plank) with a 20 mil+ wear layer is the most practical choice for beach-adjacent properties — it's 100% waterproof, dimensionally stable in humidity swings, and available in realistic wood-look profiles. Engineered hardwood with a stable plywood core is appropriate for interior rooms not subject to direct moisture. We don't recommend solid hardwood for beach-city homes in any application where it will be walked on in wet feet.
Can LVP be installed over concrete?
Yes — with proper preparation. We first test the concrete for moisture vapor emission. If MVE is within limits, LVP can float directly over the concrete with appropriate underlayment. High-MVE slabs require a two-part epoxy moisture barrier before installation. We never skip the moisture test — it's the difference between a 20-year floor and a 3-year floor with adhesive failure and warping.
How long does whole-home flooring replacement take?
A typical 1,500 square foot South Bay home takes 3–5 days for complete flooring replacement, including removal, subfloor prep, installation, and base molding. Larger homes or projects requiring significant subfloor leveling take longer. We stage removal and installation room by room to minimize the disruption to occupied areas.
Can you match my existing hardwood floors?
Matching existing hardwood is possible when the same species, width, and profile are still manufactured. We source from specialty hardwood distributors who carry discontinued profiles. When an exact match isn't achievable, we recommend extending the flooring through the entire floor plate and installing a coordinating species in the connecting rooms to create a deliberate, designed transition.
