Hardwood. LVP. Tile. Subfloor Engineering.
The right flooring choice for a South Bay home depends on factors that matter more here than in any landlocked market: coastal humidity, concrete slab subfloors common in post-war construction, and the premium that buyers place on cohesive, high-quality surfaces. Paragon installs engineered hardwood, solid hardwood, luxury vinyl plank, and tile — with a focus on subfloor preparation that determines whether a floor looks and sounds beautiful for 20 years or develops squeaks, humps, and gaps within 2.
Choosing Flooring for the South Bay
Hardwood vs. LVP in Coastal Humidity
Solid hardwood is dimensionally unstable in the South Bay's humidity swings — it expands in coastal winter humidity and contracts in summer. For beach-adjacent properties in Hermosa, Manhattan, and south Redondo, engineered hardwood (a real wood veneer over a dimensional-stable plywood core) or LVP is a better long-term choice. LVP (luxury vinyl plank) is 100% waterproof and dimensionally stable — the practical choice for any room with moisture risk, including bathrooms and kitchens.
Subfloor Health
The single biggest determinant of flooring performance is subfloor preparation — not the product itself. Concrete slab subfloors in South Bay's post-war housing often have moisture vapor emission (MVE) issues that must be tested and addressed with an appropriate vapor barrier before any flooring is installed. High spots are ground down and low spots are filled with floor-leveling compound. Paragon will not install flooring over a subfloor that doesn't meet flatness tolerances — it compromises both aesthetics and warranty.
Traffic Tier Selection
LVP products are rated by wear layer thickness — from 6 mil (entry-level, 5–7 year residential life) to 40 mil (commercial-grade, 25+ years in heavy residential use). Hardwood is rated by Janka hardness — Brazilian cherry and hickory are appropriate for households with dogs and active families, while pine and bamboo soften and dent quickly. We recommend products to the appropriate performance tier for your household — not the product with the highest margin.
Flooring Installation Process
- 01Subfloor moisture testing — concrete slabs are tested with a calcium chloride test (ASTM F1869) before any flooring is specified. Elevated moisture vapor emission requires a two-part epoxy vapor barrier before floating or adhesive installation.
- 02Material selection and sample review — we bring product samples to the site and view them in your specific lighting conditions, which differ significantly from showroom lighting.
- 03Subfloor leveling — high spots are ground down with a belt sander or angle grinder; low spots are filled with Portland cement-based floor leveling compound and allowed to cure.
- 04Moisture barrier and underlayment installation — appropriate for the product and subfloor type: 6-mil poly for concrete below floating products, cork or foam for above-grade applications.
- 05Flooring installation — floating, glue-down, or nail-down method per manufacturer specification and product type. All products are installed with correct expansion gaps at walls.
- 06Transition strips and base molding — threshold transitions are cut and installed at all doorways, and new or existing base molding is reinstalled at the correct reveal height.
- 07Final walk and touch-up — we inspect for any lippage, gaps, or surface scratches and address them before leaving the site.

Flooring — Frequently Asked Questions
- What flooring works best in a beach city with coastal humidity?
- LVP (luxury vinyl plank) with a 20 mil+ wear layer is the most practical choice for beach-adjacent properties — it's 100% waterproof, dimensionally stable in humidity swings, and available in realistic wood-look profiles. Engineered hardwood with a stable plywood core is appropriate for interior rooms not subject to direct moisture. We don't recommend solid hardwood for beach-city homes in any application where it will be walked on in wet feet.
- Can LVP be installed over concrete?
- Yes — with proper preparation. We first test the concrete for moisture vapor emission. If MVE is within limits, LVP can float directly over the concrete with appropriate underlayment. High-MVE slabs require a two-part epoxy moisture barrier before installation. We never skip the moisture test — it's the difference between a 20-year floor and a 3-year floor with adhesive failure and warping.
- How long does whole-home flooring replacement take?
- A typical 1,500 square foot South Bay home takes 3–5 days for complete flooring replacement, including removal, subfloor prep, installation, and base molding. Larger homes or projects requiring significant subfloor leveling take longer. We stage removal and installation room by room to minimize the disruption to occupied areas.
- Can you match my existing hardwood floors?
- Matching existing hardwood is possible when the same species, width, and profile are still manufactured. We source from specialty hardwood distributors who carry discontinued profiles. When an exact match isn't achievable, we recommend extending the flooring through the entire floor plate and installing a coordinating species in the connecting rooms to create a deliberate, designed transition.
