How much does commercial framing cost in the South Bay?

Do I need a permit to add walls in a commercial space?

In almost every case, yes. Adding, removing, or relocating interior walls changes how a space is used and exited, and it usually affects lighting, HVAC distribution, fire sprinkler coverage, and fire alarm device locations. South Bay cities typically require a building permit with plan check, and the fire department may separately review sprinkler and alarm changes. Most landlords also require approval of the drawings before work starts. Unpermitted walls tend to surface at lease renewal, sale, or the next inspection, and correcting them costs more than permitting them. We build from permitted plans and schedule the inspections.

Should commercial framing be metal studs or wood?

The building's construction type answers it first: non-combustible buildings generally require steel framing throughout. Can you frame after hours in an occupied building?

Yes. Framing means powder-actuated fasteners, metal cutting, and material deliveries, all of which carry into neighboring suites. We coordinate work hours, noise limits, freight elevator and loading dock windows, and floor and corridor protection with the property manager, then phase the work into nights, weekends, or the quiet hours the building allows. Material is staged so common areas stay clear during business hours. Many buildings also require certificates of insurance and a pre-construction meeting before mobilization, and we handle both as part of the job.

What is a demising wall?

A demising wall separates one tenant's space from another, or a tenant space from a public corridor. Depending on the building, the occupancies involved, and code requirements, it may need a fire-resistance rating, and it often runs from floor to the structure above so that fire and sound can't pass over it through the ceiling cavity. That means framing, board layers, insulation, and the top-of-wall joint have to follow a tested assembly, with firestopping at each penetration. Demising walls get inspected closely in a buildout, so we treat them as a complete system rather than another partition.

Do you work from architect's drawings, or can you help with design?

Framing for a permitted tenant improvement is built from drawings prepared by an architect or designer and approved through plan check, and structural framing requires an engineer's design. We build to those documents. If you don't have drawings yet, we can walk the space with you, give early pricing input, and coordinate with your architect or designer so the layout is buildable and on budget before it goes to the city.
