II.WHY IT MATTERS
Concrete chimney crowns crack from freeze-thaw and salt-air exposure faster in coastal South Bay than inland. A cracked crown lets water into the chimney structure, where it freezes inside masonry joints and accelerates failure. We seal crowns with elastomeric crown coat or replace them when cracking is structural.
Many older South Bay chimneys are missing chimney caps or spark arrestors entirely. The cap keeps water and animals out of the flue; the spark arrestor (required by California fire code) prevents embers from escaping. Adding both is one of the highest-ROI chimney upgrades you can make.
A Level 1 visual inspection covers what's visible from inside and outside the firebox. A Level 2 inspection adds an internal scope camera that sees the full flue interior — revealing cracked flue tiles, creosote glaze, and structural damage that a visual sweep cannot. Required by NFPA 211 at change of occupancy and after seismic events.
