A preventative plumbing program is one scheduled visit each year from a licensed plumber. The plumber clears the drains on every fixture, flushes and inspects your water heater, checks supply pressure, and gives you a written report on the condition of your system. II.WHY IT MATTERS
South Bay tap water is hard, and the minerals settle to the bottom of a tank water heater as sediment. That sediment insulates the burner from the water, which causes rumbling, wasted energy, and overheating that shortens the tank's life. Annual flushing removes it. The anode rod, a sacrificial metal rod that protects the tank from corrosion, wears away over time. Checking it lets you replace a rod instead of the whole heater. The temperature and pressure relief valve also gets checked.
Many South Bay homes get municipal water at high street pressure. A pressure-reducing valve (PRV) at the main brings it down to a safe level, and the California Plumbing Code calls for one when static pressure exceeds 80 psi. PRVs wear out gradually. As pressure creeps up, it strains supply lines, toilet fill valves, washing machine hoses, and water heaters. A gauge reading at each annual visit catches a failing PRV before it causes a burst hose or a leak inside a wall.
Much of the housing in Torrance, Redondo Beach, Gardena, and Westchester was built in the 1950s and 1960s with galvanized steel and cast-iron drain lines. Galvanized pipe corrodes and narrows from the inside. Cast iron scales, cracks, and lets roots in along the sewer lateral. Slow drains on several fixtures often point to a problem in the main line rather than a single clog. A sewer camera inspection, available as an add-on, shows the actual condition of the pipe before you decide on any repair.
