Turnover-ready. Low-VOC. Minimal disruption to your tenants.
Between tenants, a fast, clean repaint is what gets a space leased again — and mid-lease, a professional patch-and-paint keeps a property looking Class-A. Paragon handles turnover repaints, full commercial repaints, and drywall patch with texture matching for South Bay offices, retail, and multi-tenant buildings. We use low-VOC coatings, work after hours and in phases around occupied spaces, and blend patches so well you won't be able to find them.
II.WHY IT MATTERS
What Commercial Painting Actually Requires
Prep Is the Paint Job
A durable commercial finish is 80% prep: cleaning, patching, caulking, spot-priming, and sanding. Rolling fresh paint over dirty or glossy surfaces is why cheap repaints peel and flash. We prep the substrate properly so the coating bonds and holds up to commercial wear.
Texture & Patch Matching
The giveaway of a bad patch is a smooth spot in an orange-peel or knockdown wall. We match the existing texture and feather the paint so repairs disappear into the surrounding wall — critical for turnover units and mid-lease fixes where you don't want to repaint an entire room.
Low-VOC & Occupied Spaces
In offices, medical, and retail, air quality and downtime matter. We use low- and zero-VOC coatings and schedule after-hours or phased work so tenants walk into a finished, low-odor space the next morning instead of losing a business day.
III.PROCESS
Our Patch & Paint Process
01Walkthrough and scope — we assess wall condition, sheen, and color, and lay out a phased schedule around your tenants and hours.
02Protection and masking — floors, fixtures, and adjacent surfaces protected; work areas contained.
03Patch and prep — drywall patched, texture matched, surfaces cleaned, caulked, and spot-primed.
04Prime and coat — appropriate primer and low-VOC finish coats applied to a uniform, durable finish.
05Cleanup and walkthrough — space cleaned nightly where occupied, with a final walkthrough and touch-ups before handoff.

V.FAQ
Commercial Patch & Paint — FAQ
Can you paint without shutting down our business?
Yes — it's most of what we do. We phase the work by area and paint after hours or on weekends, using low- and zero-VOC coatings so the space is low-odor and usable the next morning. Tenants rarely lose a business day.
Will patched areas be visible after painting?
Not when they're done right. The usual giveaway is a smooth patch in a textured wall — so we match the existing texture (orange-peel, knockdown, etc.) and feather the paint into the surrounding surface so repairs blend in. On heavily varied walls we'll recommend painting corner-to-corner for a seamless result and tell you up front.
How fast can you turn a space between tenants?
A standard suite turnover repaint is often a couple of days depending on square footage and how much patching is needed. We'll give you a firm timeline so you can schedule the next tenant's move-in with confidence.
Do you handle exterior commercial painting too?
Yes — exterior trim, stucco, doors, and frames, using coatings rated for South Bay sun and coastal salt-air exposure.

VII.THE PARAGON DIFFERENCE
The Work
Turnover repaints, full commercial repaints, drywall patch and texture matching, and low-VOC coatings for occupied offices, retail, and multi-tenant properties.
The Paragon Difference
We work around your tenants, not through them — phased and after-hours, with low-VOC coatings so the space is usable the next morning. Patches are textured and blended so you can't find them afterward.
